Reduzer launches a new module for tenant fit-outs

Reduzer has launched new functionality that calculates the climate impact of fit-outs in rental projects. The module is built on the same logic as Automodel, and gives project managers and leasing teams a quick read on the emissions associated with different layouts, material choices and levels of reuse while they are still in conversation with a prospective tenant. It addresses three needs:

• Making climate and environmental data easy to reach for everyone who works closely with tenants
• A tool for arguing the case for reuse in projects, which is good for both the environment and the budget
• Capturing accurate activity data from projects for better sustainability reporting

A hidden source of emissions for property managers

Tenant fit-outs range from a coat of paint to substantial refurbishment with new layouts and interiors. Today most conversion and fit-out projects are exempt from the application requirement, so a greenhouse gas account is not required. With a large number of small projects each year, property managers have neither the time nor the budget to run a full calculation for every one. That leaves tenants and owners without good, relevant data going into the negotiation, and makes it hard to choose well. It also leaves many property managers with a hidden source of emissions, and no way to improve year on year.

This is what Reduzer set out to help with. The new module follows the same principle as the rest of the platform: start with a rough calculation in early phase, then refine the project through to completion with project-specific data. That gives you good data early for the big decisions, and accurate data at completion for reporting.

Developed with the industry

The module was developed in close collaboration with major Norwegian property managers, including Entra, Aspelin Ramm, KLP, Storebrand and E.C. Dahls Eiendom. We also drew inspiration from Sirkulator, a tool built by Asplan Viak. That keeps the tool aimed at real needs, and we will keep working with our customers on where it goes next.

The aim is for greenhouse gas calculations on tenant fit-outs to become industry standard, so the sector can cut resource use and waste through greater circularity.
