What BREEAM-NOR, FutureBuilt ZERO and the Nordic Swan Ecolabel each require of a greenhouse gas account, and which to choose.

Greenhouse gas calculations have moved from being a pilot-project exercise to an absolute requirement for most certifications. But how do you actually navigate the requirements of BREEAM-NOR, FutureBuilt and the Nordic Swan Ecolabel?

For clients, contractors, architects and consultants the question is no longer whether to calculate emissions, but how and when. Both the EU taxonomy and Norwegian authorities are tightening, and the certification schemes are following with stricter criteria.

The goal, lower emissions, is the same. The route there depends on which scheme you choose.

Why choose BREEAM?

BREEAM is the commercial sector's preferred language for sustainability. A certification, particularly Excellent or Outstanding, is often the entry ticket to green loans at a lower rate. These buildings are also attractive to international tenants, which supports higher market value and lower vacancy.

What does it require of the greenhouse gas account?

In versions 6.0 and 6.1, greenhouse gas calculations are a minimum requirement at every level, through the Mat 01 credit.

  • Early phase: you have to document calculations at sketch stage to earn points.
  • Comparison: you have to show a percentage reduction against a reference value.
  • Scope: the calculation must include foundations, structural systems, external walls, floors and roofs as a minimum.

FutureBuilt is about absolute reduction targets.

  • A 50 percent cut: projects must often reduce emissions by at least 50 percent compared with a reference building.
  • A whole-life account: you have to deliver a complete life cycle assessment covering production and transport through to end of life, modules A to D.
  • Circularity: there is a strong focus on material reuse.

What does it require of the greenhouse gas account?

The Nordic Swan is a pass or fail scheme with absolute requirements, plus points that can be earned along the way.

  • Greenhouse gas calculation (O6): mandatory for all new buildings, using a calculation tool officially accepted under TEK17.
  • Strict product requirements: specific requirements for concrete (O7), steel (O8) and aluminium (O9). You have to use low-carbon concrete and steel with a high recycled content.
